University
A research-intensive university required a new STEM faculty building designed and coordinated as a fully functioning BIM programme, with handover structured to support the estates team's ongoing asset management. We managed the federated design model from RIBA Stage 2 through to practical completion, coordinating architecture, structure, and MEP in one environment throughout.
At handover, the as-built model was structured and attributed to the university's FM system specification, enabling the estates team to manage the building from the model from day one — replacing the usual process of manual asset entry from handover drawings.
Where
Previous Handovers Were Unusable
The estates team had received BIM models on past projects that technically met contract requirements but couldn't be imported into their FM system.
Live Campus Added Coordination Constraints
Construction adjacent to occupied academic buildings imposed spatial and access restrictions that had to be modelled from the start.
Estates Team Lacked BIM Capability
The university had no in-house BIM resource to manage the federated model environment or hold the design consultants to a consistent standard.

The estates team needed a true as-built model — not a design model with minor updates — to underpin their asset management from day one.
