Hotel
Integrated MEP design and BIM coordination for a 420-key luxury hotel tower in Dubai Marina.
Hotel
A hospitality group developing a 420-key luxury hotel tower required full MEP design from concept through to construction documentation, with BIM coordination embedded into the design process throughout. We designed the mechanical, electrical, and plumbing systems in parallel with the architectural and structural teams, coordinating in a shared Revit environment from schematic stage.
The hotel programme was accelerated by the client's opening target, requiring MEP design, clash coordination, and construction documentation to progress concurrently rather than sequentially. Continuous coordination through the nine-month design programme kept the model construction-ready at each stage gate, with fewer than 30 residual clashes at construction issue.
Where
Nine-Month Design Programme Was Fixed
The hotel opening date was set, leaving a nine-month window for MEP design that assumed parallel rather than sequential delivery.
Guest Room MEP Required Millimetre Precision
Luxury fit-out tolerances in guest rooms meant MEP routing had to be confirmed at LOD 400 before ceiling and wall linings were specified.
Building Automation Required Integration from Concept
A fully integrated BAS couldn't be added as a late-stage overlay — it had to be designed into the MEP systems from the outset.
Accelerated Programme Had No Room for Rework
With every design phase compressed, a single late-stage coordination failure could push back the construction start and the opening date.
Where
What
Parallel Design and Documentation
MEP design, BIM coordination, and construction documentation ran concurrently rather than sequentially, requiring careful version control across all three workstreams.
Luxury Finish Tolerances
Guest room ceiling and wall lining specifications required LOD 400 MEP geometry to confirm clearances before interior finishes were locked in.
BAS Integration Across All Zones
Building automation had to be coordinated against mechanical, electrical, and AV systems across 420 rooms plus all back-of-house areas simultaneously.
Residual Clash Target
The client required a construction-issue model under 30 residual clashes — a tight bar for a 43,000 m² tower on a nine-month programme.
How
Design and Coordinate in Parallel
MEP design and BIM coordination ran as one concurrent workstream from schematic stage, with documentation following rather than waiting for design to complete.
LOD 400 Guest Rooms First
Guest room MEP was taken to LOD 400 early in the programme, ahead of the rest of the tower, so interior specifications could be locked in without coordination risk.
Integrate BAS from Concept
Building automation was designed into the MEP systems at schematic stage rather than connected as a late-stage overlay.
Issue Continuously, Not at Stage Gates
Coordination reports and partial documentation packages were issued continuously through the design programme rather than batched for stage-gate reviews.
What
MEP Design Package
Full mechanical, electrical, and plumbing design from concept through to construction-issue drawings and specifications.
BAS Integration Design
Building automation system designed and coordinated against the MEP model from schematic stage.
LOD 400 Coordination Model
Federated LOD 400 MEP model issued clash-free for construction across all hotel zones.
Guest Room MEP Packages
Room-by-room MEP issue sheets coordinated against the architectural interior specification.
What
What
“Fewer than 30 clashes on a 420-key tower built in nine months. We've never hit that number before on a project this complex. Neutec's coordination discipline made it possible.”
