Airport
Full MEP coordination and BIM management for a new international terminal expansion at King Khalid Airport.
Airport
A major terminal expansion programme required federated MEP coordination across seven disciplines — HVAC, electrical, plumbing, fire suppression, baggage systems, security, and AV. We managed the federated BIM environment across all design and construction phases, running weekly coordination sessions with the design team and the construction manager.
The terminal was designed to handle 12 million additional passengers annually, with airside and landside MEP systems coordinated to LOD 400 throughout. Clash detection identified and resolved over 3,800 issues before construction commenced, enabling an accelerated construction programme without major on-site design changes.
Where
Seven Disciplines, No Shared Environment
Each MEP discipline was modelled independently by separate consultants with no federated coordination platform.
Passenger Flow Complexity
Airside and landside systems had to coordinate around strict zoning and security boundaries with zero tolerance for routing conflicts.
Accelerated Programme
The expansion timeline was fixed by an aviation authority deadline, leaving no schedule float for late-stage clash resolution.
Handover to Operations Required Live Data
The airport operator required a live-data-connected as-built model from day one of operations, not a static package.
Where
What
Seven-Discipline Federation
HVAC, electrical, plumbing, fire, baggage, security, and AV all had to resolve inside one federated model without any discipline compromising another.
Airside/Landside Zoning
Security boundaries imposed strict spatial constraints on MEP routing that couldn't be overridden regardless of coordination preference.
Live Operations Handover
The as-built model had to be structured and attributed specifically to support live integration with the airport's existing operational systems.
Clash Volume at Scale
Across 62,000 m² of terminal space, the coordination scope generated a clash volume requiring structured triage to remain manageable.
How
Federate from Day One
All seven disciplines were brought into a shared environment against the architectural and structural baseline before any MEP routing began.
Triage and Assign Weekly
BCF clash reports were issued weekly with named discipline-lead ownership, keeping resolution on pace with the design programme.
Model the Zoning Constraints
Airside/landside boundaries were modelled as hard spatial constraints in the federated environment, so routing never crossed them inadvertently.
Structure for Live Handover
The as-built model was attributed throughout delivery to meet the airport operator's live-system integration requirements at handover.
What
Federated MEP Model
LOD 400 seven-discipline federated model covering all airside and landside systems.
Weekly Clash Reports
BCF-based clash reports with discipline-lead ownership across all seven MEP disciplines.
BIM Execution Plan
Programme-specific BEP written to ISO 19650-2 and the airport authority's information requirements.
As-Built Handover Package
Attributed as-built model structured for integration with the airport's live operations system.
What
What
“We had seven consultants and a hard aviation-authority deadline. Neutec kept every discipline inside one model and got us to construction without a single airside routing conflict.”
