Data
Federated BIM at LOD 400 for a tier-three hyperscale data centre in the Dubai Investment Park.
Data
A 28,000 m² mission-critical facility designed to meet Tier III uptime standards. Our scope covered full MEP coordination across five disciplines — power, cooling, fire suppression, structured cabling, and security systems — delivered as a single federated Revit model at LOD 400.
Clash detection cycles were run weekly against the structural and architectural models, resolving over 2,400 issues before construction commenced. The coordinated model became the primary reference for the mechanical and electrical contractors throughout the build phase, reducing RFIs by an estimated 60% against the project average.
Where
No Single Source of Truth
Five MEP disciplines were being modelled by separate subcontractors with no federated environment, so nothing could be trusted until it was manually cross-checked.
Uptime Left No Room for Error
Tier III redundancy requirements meant a single unresolved clash could compromise N+1 resilience once construction began.
RFI Volume Was Eating the Programme
Early coordination gaps were generating enough RFIs to threaten the construction schedule before ground had even broken.
No In-House Coordination Capacity
The operator's own team had the operational expertise but not the modelling bandwidth to run federated coordination in-house.
Where
What
Five Disciplines, One Model
Power, cooling, fire suppression, structured cabling, and security all had to resolve inside a single federated model without any discipline compromising another's routing.
Tier III Uptime Tolerance
Redundant systems left almost no spatial slack — every reroute had to preserve N+1 resilience paths across the entire facility.
Weekly Clash Cadence Under Pressure
Running clash cycles weekly against a live structural model meant issues had to be triaged and closed before the next design freeze, not batched for later.
RFI Reduction Target
Contractors needed a model clean enough to build from directly, since the project's RFI budget assumed a 60% reduction against the portfolio average.
How
Federate & Baseline
All five MEP disciplines were brought into a single federated Revit environment against the architectural and structural baseline before any routing began.
Coordinate Weekly
Structured clash-detection cycles ran every week, with BCF issues assigned directly to discipline leads rather than surfaced only at milestone reviews.
Resolve at Source
Over 2,400 clashes were closed by adjusting routing at the modelling stage, keeping the federated model itself as the single point of resolution.
Hand Off Construction-Ready
Discipline-specific issue sheets were issued directly to site, coordinated against the structural model so contractors could build without further clarification.
What
Federated MEP Model
LOD 400 model covering all five MEP disciplines, authored to the project BEP and employer's information requirements.
Clash Detection Reports
Weekly BCF-based clash reports with issue ownership assigned to discipline leads. Over 2,400 clashes resolved pre-construction.
BIM Execution Plan
Project-specific BEP written to ISO 19650-2, covering naming, exchange formats, model progression, and responsibility matrix.
Construction Issue Sheets
Discipline-specific issue sheets coordinated with the structural model, used directly by contractors on site.
What
What
“Neutec's coordination model became the one document every contractor trusted on site. We went into construction with confidence we hadn't had on a data centre project before.”
