Industrial
Point-cloud capture and as-built modelling for a 45,000 m² brownfield manufacturing plant.
Industrial
A legacy manufacturing facility with no existing documentation required a full as-built survey ahead of a major refurbishment. We captured the site using terrestrial laser scanning across three days, producing a registered point cloud with sub-centimetre accuracy.
From the point cloud we authored an as-built Revit model at LOD 300 covering the structural frame, existing MEP distribution, process pipework, and building envelope. The model was used directly by the M&E design team and the civil engineers to plan the refurbishment scope without a single site revisit.
Where
Zero Reliable Drawings
Decades-old as-built records didn't match what was actually standing, leaving the refurbishment team with nothing accurate to design against.
Refurbishment Couldn't Start Blind
Structural and MEP tie-in decisions needed dimensional certainty the client had no way to verify internally.
Production Couldn't Stop
Any survey approach had to work around active manufacturing lines, ruling out a conventional measured survey.
One Shot at Capture
Budget only allowed for a single mobilisation, so the scan had to be complete enough to plan the entire refurbishment scope first time.
Where
What
No Existing Documentation
The brownfield plant had no reliable drawings, so the entire as-built record had to be built from scratch from scan data alone.
Live Facility Constraints
Scanning had to work around active production lines and equipment, limiting scan station placement and access windows.
Sub-Centimetre Accuracy Target
Refurbishment tolerances demanded scan registration accurate enough to trust for structural and MEP tie-in decisions.
Single-Visit Requirement
The client needed enough coverage to plan the full refurbishment scope without a second site visit, raising the cost of any capture gaps.
How
Capture Comprehensively
Three days of terrestrial laser scanning covered the structural frame, MEP distribution, and building envelope in a single mobilisation.
Register to Site Control
All scan stations were registered to a shared site control network, giving the point cloud sub-centimetre accuracy across the full footprint.
Model to LOD 300
The registered cloud was authored into a full as-built Revit model, covering structure, MEP, process pipework, and envelope.
Validate Against Design Intent
A dimensional deviation report compared as-built conditions to the original drawings, flagging every discrepancy the refurbishment team needed to know about.
What
Registered Point Cloud
Full-site terrestrial laser scan registered to a site control network, delivered in RCP and E57 formats.
As-Built Revit Model
LOD 300 architectural, structural, and MEP model derived directly from the scan data.
Deviation Report
Dimensional deviation analysis comparing the as-built conditions to the original design intent drawings.
Scan Data Archive
Organised scan station archive with metadata and registration report, retained for future reference.
What
What
“We had zero confidence in our old drawings. Neutec's scan gave us a model we could actually design a refurbishment against, and we never had to send anyone back to site.”
