A luxury residential development comprising two 38-storey towers required federated architectural, structural, and MEP modelling from RIBA Stage 2 through to construction documentation. We managed the BIM environment across both towers simultaneously, running weekly coordination and maintaining one federated model as the single source of truth for both structures.
The towers shared common MEP infrastructure at podium level, requiring careful coordination of shared plant and distribution systems while keeping tower-specific models independently manageable. The completed model was structured for a digital twin handover to the building operator at practical completion.

Two Towers, One Coordination Environment
Running both towers through one federated model meant any coordination decision on one tower had to be checked against the other.
Shared Podium Plant Added Complexity
MEP plant shared between the two towers had to be coordinated at podium level before either tower's distribution systems could be finalised.
Digital Twin from Handover Was Non-Negotiable
The building operator required a BMS-connected as-built model from day one of operation, not a static handover package.
Luxury Fit-Out Required LOD 400 Throughout
High-specification interiors meant every MEP element needed LOD 400 detail to confirm clearances against finished ceiling and wall linings.

Resolve the Podium First
Shared plant and podium distribution were coordinated and frozen before either tower's MEP systems were finalised, removing the programme dependency.
Mirror and Differentiate
Common tower typology was leveraged to share coordination work where the towers were identical, with differentiation tracked explicitly for elements that diverged.
LOD 400 from Stage 3
LOD 400 detail was applied from RIBA Stage 3 rather than retrofitted at Stage 4, so finished-ceiling clearances were verified before the interior specification was locked.
Attribute for the Twin in Parallel
BMS-ready data attribution was applied as modelling progressed, not in a separate post-coordination pass.
