Handover models built for an estates team, not a filing cabinet.

/Overview
08

Campus buildings, handed over ready to actually use.

Estates teams have too often received BIM models that technically satisfy the contract but can't be imported into their FM system. We build the university or campus FM schema into the BIM Execution Plan from RIBA Stage 2, so every element is attributed correctly as it's modelled — not patched into shape at the last minute.

New buildings on a live campus also carry a coordination layer most sites don't: occupied academic buildings, access restrictions, and underground services all have to be modelled as constraints before design routing is attempted, protecting the day-to-day life of the campus throughout construction.

The constraints we design around.

FM Schema Compatibility

University FM systems often carry a specific import schema that handover models have failed to meet before — meeting it means building the attribution structure in from the start.

Live Campus Construction

Construction logistics, access routes, and structural footprint all have to avoid impacting occupied academic buildings, modelled explicitly as a constraint layer.

Multi-Consultant Standardisation

Several design consultants with different modelling conventions have to be brought into one environment with consistent naming, exchange formats, and LOD expectations.

True LOD 500 Verification

Genuine as-built delivery means verifying model elements against constructed reality, not simply updating the design model — an active process through construction, not a single pass at the end.

/How We Deliver

One discipline, applied consistently.

Talk through your project

Match the FM Schema First

The university's FM import schema is built into the BEP from RIBA Stage 2, not reverse-engineered at handover.

Model Campus Constraints

Occupied buildings, access routes, and underground services are modelled before design routing begins.

Standardise Across Consultants

A clear BEP enforces consistent naming, exchange formats, and LOD at every stage gate.

Verify Through Construction

LOD 500 as-built verification runs as an active process, not a single pass at the end.

/Why Neutec

What sets this apart.

A model that gathers dust because it can't load into the estates team's FM system isn't a deliverable. We build for the schema that actually has to receive it.

FM schema matched from Stage 2

The university's FM import schema is built into the BEP as a hard requirement from the outset, not reverse-engineered at handover.

Campus constraints modelled first

Occupied buildings, services, and access restrictions are modelled before any design routing begins, protecting live campus operations.

One standard across all consultants

A clear BEP with defined naming, exchange formats, and LOD milestones is enforced at every stage gate across every design consultant.

As-built verified through construction

LOD 500 verification is built into the construction programme itself, not left as a post-completion scramble.

We've received BIM models on past projects that gathered dust because they couldn't plug into our FM system. This one loaded first time. That's what Neutec actually delivered.
