Brownfield industrial sites rarely have drawings that match what's actually standing. We capture the as-built condition with terrestrial laser scanning — and UAV photogrammetry where roof structures or high-bay areas are out of reach — producing a registered point cloud accurate to sub-centimetre tolerance, scheduled entirely around active production or 24/7 logistics operations.
From that capture we author an as-built model at LOD 300 covering structure, MEP, process pipework, and equipment — used directly by refurbishment and fit-out teams to plan their scope without a second site visit. For phased refurbishment programmes, the model is structured with attribution aligned to each phase, so every stage designs against the same accurate baseline.

No Reliable As-Built Record
Years of incremental fit-out and equipment change leave original drawings unreliable — the entire as-built record has to be rebuilt from capture data alone. Without an accurate baseline, every downstream design decision carries hidden risk, and clash detection becomes guesswork rather than engineering.
Live Operations Can't Stop
Capture has to be scheduled around active production lines or 24/7 logistics throughput, with zero disruption to operations. This means working in narrow access windows — overnight, between shifts, or in isolated zones — while still achieving the scan density required for a complete, accurate model.
High-Bay and Roof Access
Roof structures and high-bay areas often sit beyond terrestrial scan range, requiring UAV capture integrated into the same registered dataset. Bridging the gap between ground-level and elevated capture without losing registration accuracy is one of the defining technical challenges of industrial survey work.
One Mobilisation, No Gaps
Budget and access windows typically allow a single capture mobilisation — coverage has to be complete enough to plan the entire refurbishment scope first time. A missed zone discovered during design means a costly return visit, delayed programme, and erosion of confidence in the survey process.
