A hotel or mixed-use retail scheme carries two pressures at once: an opening date that almost never moves, and finish tolerances in guest rooms and public spaces that leave very little room for late coordination surprises. We design and coordinate MEP concurrently with construction documentation rather than sequentially, keeping every workstream moving without losing version control across the model.

For mixed-use schemes with retail and F&B alongside serviced apartments, we also run environmental performance analysis — CFD studies across atrium and podium massing options — feeding results straight back into façade and ventilation design, so sustainability targets are met with a measured improvement, not just a compliance pass.
